Eaton Electric from Sremska Mitrovica to Expand Production Capacities

Eaton Electric from Sremska Mitrovica is planning an expansion of the production facilities with the construction of another production-business facility with two floors (including the ground floor) at 13 Rumski Drum Street in that city.

Said parcels are located in the Business Zone East, and the project encompasses an area of 2 ha 90 a 6 m2. According to the project documentation, the project aims to establish integral operations of the complex meant for business operations, production and storage.

A work complex has already been formed on the parcel. It consists of two main facilities – a business services building for the production of low-voltage equipment and the assembling of automatic fuses and a warehouse with side features, that is, two canopies and two auxiliary facilities.

The existing facilities can only have the ground floor. The total area of the work complex is 28,948 m2. A traffic connection is secured through Rumski Drum Street. The existing number of parking spaces is 129.

The construction of a new production facility with an administrative part, connected by a heated corridor, is planned. The total gross area of the ground floor of the new facility is 4,396.91 m2, whereas the gross developed floor area is 5,163.71 m2, and the maximum number of floors is two (including the ground floor). The ground floor of the facility is organized as an administrative, technical and production part. A connection with the production section and the technical rooms is realized through the business part of the facility. The production processes belong to the light industry category and, although they do not require the presence of showers, three shower stalls are planned in the locker room zone. On the floor with the administrative part, the plan envisages offices, toilets, a tea kitchen and the side features which are necessary for smooth operations. The production part of the facility contains a production facility, toilets for the staff and a room for the storage of liquids.

The side features of the planned facility consist of a guardhouse with a canopy, a ground-floor pumping station and an aboveground sprinkler tank with a surface of 132.73 m2. The construction of two canopies, one for the employees’ rest, the other for the selection and disposal of waste, is planned as well.

The total planned occupancy of the land area under the facilities covered by this urban project amounts to 4,940.2 m2, which amounts to a planned increase of the occupancy of the parcel of the work complex of 17.07%.

As the urban project further states, the free areas of the parcel are to be fully developed. Pedestrian and vehicle accesses to the facility are to be paved by asphalt/concrete/interlocking concrete pavers, and the operating path around the facility is to be covered by interlocking concrete pavers, all with a total area of cca 472,38 m2. The remaining free areas are planned for greening.


Also, in the area of the work complex from the north and south sides, the plan is to build additional internal traffic routes and handling areas, with a total area of 4,897.99 m2. A total of 49 new parking spaces is planned as well.

The plan includes the removal of the existing fence on the north and east sides and the setting up of a new one along the external east border of the work complex and along the planned guardhouse on the north side.

The planned features in the work complex are to be built in phases, whereby Phase I would encompass the construction of the production-business building, the guardhouse, the pumping station, the sprinkler tank, the canopies, the extension of the traffic areas and the construction of 49 new parking spaces, the demolition of the existing fence and the construction of a new one, the moving of the power line and the reconstruction and extension of the exterior installation. Phase II entails the construction of another 31 parking spaces along the future Visnjevacka Street, whereas Phase III envisages the extension of the production-business complex of roughly 928 m2. The works encompassed by the second and third phases are not the subject of this urban project and will be processed by a separate preliminary design.

The urban project prepared by Penta Ge.Co. Construction from Belgrade is available for public inspection until February 15.
